Purpose and Scope

SUMMARY DESCRIPTON

 

Works under limited supervision, performs project management in order to ensure project specifications, construction standards, and budget constraints are engaged and committed. Work may involve the development of technical documents that will include scopes of work for projects that include but are not limited to school site improvements, existing facility infrastructure improvements, modification of existing facilities, and new construction projects. The Project Manager must exercise tact and courtesy in a professional manner in contacts with contractors, various school officials, department heads, building/ fire inspectors, and various government agencies having jurisdiction. Work is performed with the assistance and direction of the Construction Manager with moderate supervision by the Director of Construction.

  1. Performs a variety of administrative and professional duties related to the District’s facilities planning and construction program; participates in the development of the District’s Long Range Facilities Master Plan; assures compliance with current applicable laws, codes, rules and

Oversees facility planning design and construction projects; reviews architectural plans for conformance to functional facility relationships and growth possibilities; coordinates development of formal project specifications to ensure their thoroughness and accuracy in relation to approved plans.
  3. Attends and conduct conferences, pre-bid walks and pre-construction meeting to explain and clarify construction and contract documents and district procedures; conduct site visits to review work in progress; monitors and follows-up on requests for information, change order requests, submittals, shop drawings, time extension requests, contractor progress schedules and claims; assures compliance with plans, contract provisions, building codes and regulations; reviews and makes recommendation regarding change orders, invoices, progress payments, time extensions and claims.
  4. Coordinates and maintain communication and corporative working relationships with site Administrators and District personnel.
  5. Interfaces with the district-level administration, support services department, local authorities and regulating agencies to advise of the planning and status of improvement.
  6. Performs inspections of contractor work in progress on construction projects. Make independent decisions affecting contract scope, schedule and budget.
  7. Researches and maintains current knowledge of laws, codes, rules and regulations related to assigned activities; reviews and evaluates facilities planning and construction software applications and recommends new software of improvements.
  8. Provides technical expertise and information regarding assigned functions and participates in the formation of policies procedures, programs and budget.
  9. Prepares and directs the preparation, maintenance, and modificaitons of a variety of reports, records and files related to assigned activities; composes written and oral communications to convey information in accordance with district policies and procedures.
  10. Coordinates and maintains that all project files are current and up to date with latest documentation.
  11. Performs other related duties as assigned or directed.

Minimum Qualifications

Graduation from an accredited college or university with a Bachelor's Degree in Architecture, Engineering, Construction Management or a related area plus an additional five (5) years related experience, or equivalent, for a total education/experience of nine (9) years. (PROOF OF EDUCATION, TRAINING, AND/OR EXPERIENCE IS REQUIRED).

 

Degree Equivalency Formula:

 

Bachelor’s Degree= 4 years plus required years of experience.

Master’s Degree= 2 years plus required years of experience. Where Master’s degrees are required, years for Bachelor’s Degrees must be included.
