Purpose and Scope

The position of HVAC Preventive Maintenance Technician is responsible for performing routine maintenance on commercial and /or residential heating, ventilation, and air conditioning systems.  This position will ensure HVAC equipment operates efficiently, complies with manufacturer guidelines and avoids unexpected breakdowns through schedule inspections and services.

Essential Job Functions

This position description is not intended to be an exhaustive list of all duties, knowledge or abilities associated with this classification but is intended to accurately reflect the primary job elements.

  1. Perform scheduled preventive maintenance on HVAC equipment including air handers, RTU’s chillers, boilers, VAV systems, and spilt systems.
  2. Inspect and replace filters, belts, and other, consumable as required.
  3. Clean cooling towers.
  4. Lubricate motors, bearing and other moving parts. 
  5. Check system performance and functionality; report abnormalities or repair needs.
  6. Clean condenser and evaporator coils, drain lines, and pans.
  7. Monitor refrigerant levels and pressures, report anomalies.
  8. Maintain accurate records of services performed and materials used.
  9. Performs all work in accordance with all applicable policies, procedures, regulations and standards of safety and quality.
  10. Communicate effectively with clients, supervisors, and team members
  11. Assist with basic troubleshooting; escalate complex issues as needed.
  12. Performs other related duties as assigned or directed.

Minimum Qualifications

Requires High School diploma or GED and HVAC certification (e.g. EPA 608 universal).  Two years of experience in HVAC maintenance or related field preferred.  Knowledge of HVAC systems, controls, tools, and safety protocols.  Must possess a valid driver’s license and reliable transportation.  (PROOF OF EDUCATION, TRAINING, AND/OR EXPERIENCE IS REQUIRED).

 

Degree Equivalency Formula:

Bachelor’s Degree= 4 years plus required years of experience.

Master’s Degree= 2 years plus required years of experience. Where Master’s degrees are required, years for Bachelor’s Degrees must be included.
