CUSTODIAL AND GROUNDS OPERATIONS SUPERVISOR
GENERAL SUMMARY
Under the direct supervision of the Custodial Operations Director, this position functions in a technical support capacity with Principals, Plant Managers and Custodial Cleaning Contractors. This position is responsible for assisting in a variety of skilled tasks in building maintenance and housekeeping. Incumbents in this position provide guidance to Principals, Plant Managers, Custodial Cleaning Contractors and Custodial Helpers in the effective, correct, and economical use of supplies and equipment. Incumbents in this position provide instruction in the proper operation and maintenance of heating and air-conditioning equipment in addition to techniques of housekeeping management and records maintenance. Incumbents also perform any special projects assigned by the Custodial Operations Director.
PRINCIPAL DUTIES AND RESPONSIBILITIES
o Provides technical guidance in the efficient, effective, and safe use of equipment and supplies.
o Assists Plant Managers and Custodial Cleaning Contractors, in the development of work schedules and the techniques of supervision.
o Trains Plant Managers and Custodial Cleaning Contractors, in the process and use of techniques of proper floor care.
o Instructs Plant Managers and Custodial Cleaning Contractors, in checking various gauges and instruments which indicate levels of water, oil and air pressure, and maintaining proper levels of water and oil in the system as specified by operating and maintenance guides.
o Gives technical guidance to Plant Managers and Custodial Cleaning Contractors engaged in maintenance and repair tasks.
o Instructs custodial personnel in proper custodial methods and use of new equipment.
o Confers with principal and other appropriate administrative personnel on custodial problems, methods and standards.
o Performs building inspections and make recommendations for improvement if necessary.
o Organizes and provides leadership for crews assembled to perform emergency work.
o Inform Custodial Coordinator or other designated supervisor of any problem beyond scope of responsibility to resolve.
o Assigns, supervise and inspect the work of custodial workers engaged in keeping buildings, equipment and the premises in a clean orderly condition.
o Supervises the periodic check of lighting and plumbing equipment which will result in making minor repair and replacing burned out bulbs, fluorescent tubes, etc.
o Ensures that custodial equipment is maintained in good working condition.
o Ensure Plant Managers records and maintains maintenance records on equipment.
o Ensure Plant Managers maintains heating and cooling systems equipment log.
SUPERVISORY RESPONSIBILITIES
o Direct supervision over plant managers.
o Supervises staff, including selecting/hiring or recommending hiring selections, training, assigning, and evaluating work, counseling, disciplining, and terminating or recommending terminations
o Supervises contracted custodial cleaning vendors at 50 - 60 schools
o Ensures that the contracted vendors meet contract specifications
o Performs Quality Inspections at each facility once a month
HOURS OF WORK AND WORKING CONDITIONS
o Work normally performed Monday through Friday, (40) forty hours a week.
o May work weekends, holidays, after hours, or on call.
o Term of employment 12 months.
